Estates in KZN: Choosing Between the North Coast and the South Coast

Residential estates in KZN cluster in two bands. The North Coast, running from Umhlanga through Ballito to Salt Rock and Zimbali, is the established and more expensive market. The Mid South Coast, around Scottburgh, Park Rynie and Pennington, is the lower-priced and less developed one. The choice between them is mostly a trade between maturity and space.

Both descriptions are fair, and neither is a criticism. A buyer comparing estates in KZN is really comparing two different stages of a market, and the honest question is which stage suits them.

Restilridge Farm Estate sits in the second band, on the KwaZulu-Natal Mid South Coast inside the Renishaw Coastal Precinct. This article sets out the comparison as evenly as the available data allows, including where the North Coast is straightforwardly the stronger option.

What estates are there in KZN?

The North Coast carries the established names: Zimbali, Simbithi, Brettenwood, Palm Lakes, Seaton, Salt Rock City and the newer Serrano and Ballito Hills developments, among others.

Pam Golding Properties describes lifestyle estates on the KZN North Coast as a magnet for home buyers, and the sales evidence supports that description.

The Mid South Coast is thinner and newer. Umdoni Point Coastal Forest Estate is the most established, and Restilridge Farm Estate is among the recent entrants, developed by Renishaw Property Developments on the historic Renishaw farm lands near Scottburgh.

What does the KZN North Coast do well?

Three things, and they are real advantages rather than marketing.

Maturity. The North Coast estates have completed clubhouses, functioning golf courses, established schools nearby and years of resale history. A buyer knows what they are getting and can see it operating.

Depth of market. Pam Golding reports that in Ballito, homes within secure estates command a premium of 30 percent over freehold homes outside estates, in the words of area principal Dave Cameron. A premium that size reflects genuine, sustained demand rather than a marketing position.

Access. King Shaka International Airport is on the North Coast. For anyone flying in and out weekly, that is decisive and no argument from the south changes it.

Dr Andrew Golding, chief executive of the Pam Golding Property group, puts the underlying reason simply: homes within appealing lifestyle estates enhance value because they offer what the market is seeking.

How do estate prices compare between the KZN North Coast and the Mid South Coast?

Reporting on the South Coast Property Outlook Report 2026 to 2030, The Mercury cites LOOM Area Reporting figures putting the KZN North Coast at a median of R4.28 million for full-title homes and R2.95 million for sectional title, with an average sale of R3.91 million. The same comparison puts the Pennington area on the Mid South Coast at a median of R1.29 million full-title and R990,000 sectional title, with an average sale of R1.40 million.

The North Coast figures sit inside a wide range. Pam Golding reports Seaton sectional title apartments from R3.7 million to R7.5 million with front row homes priced up to R15 million, Serrano Estate sea view apartments from R4 million to R11 million, and Salt Rock City from R950,000 to R4.5 million. Cameron identifies R6 million to R8 million as the current Ballito sweet spot, with increased activity in the R3 million to R5 million band.

The plain reading is that a budget which buys an entry-level sectional title unit on the North Coast buys a considerably larger footprint on the Mid South Coast. What it does not buy is a finished estate with twenty years of history behind it.

How does access compare?

King Shaka International Airport is located on the North Coast, which is the single clearest practical advantage the northern band holds.

From the south, Rome2Rio puts the drive between King Shaka International Airport and Scottburgh at roughly 90 km and about 55 minutes. Scottburgh itself sits approximately 53 km south-west of Durban on the N2.

For a household flying regularly, that hour matters and should be weighed honestly. For a household relocating permanently, it is an occasional hour rather than a daily one, and the N2 south is a faster and quieter road than the northern corridor at peak times.

Who is actually moving to the Mid South Coast?

Pam Golding’s area principals report a shift. Mohammed Valodia notes a marked increase in semigration to the South Coast from Gauteng and other inland provinces. In Pennington, area principal Stef Nel reports that 40 percent of buyers are purchasing a primary residence, 30 percent a holiday home with many gradually becoming permanent residents, and 30 percent for immediate or future purposes, and notes that younger families are increasingly relocating to the area, supported by good schools nearby and the flexibility of remote work.

That last point is the material change. The Mid South Coast was historically a holiday and second-home market. Remote work has made it a primary-residence market for people who could not previously have considered it.

The market data is moving in step. The South Coast Property Outlook Report recorded more than 230 transfers and over R300 million in registered sales across the region during 2025, and reports values at Umdoni Point Coastal Forest Estate appreciating by 20 to 40 percent between 2018 and 2025. The report projects a 5 to 7 percent average annual rise in transactions between 2026 and 2030 and anticipated capital growth of 15 to 25 percent in top-performing lifestyle estates. Those are that report’s projections, not guarantees, and property forecasts are frequently wrong.

What does the Mid South Coast have that the North Coast does not?

Space, first. Land on the Mid South Coast is cheaper, which is why estates there can offer generous individual plots at prices where the North Coast offers sectional title.

Farm landscape, second. Restilridge Farm Estate is built on the original Crookes Brothers sugarcane lands. That is working farmland with mature tree lines, greenbelts and indigenous corridors, rather than a cleared coastal site. The Pioneer Collection consists of restored original farmhouses; the New Builds are modern farm-style homes.

Horses, third, and this one is rare on the KZN coast. Restilridge includes an equestrian yard offering secure stabling and dedicated training spaces within the estate. No comparable offering surfaced among the established KZN North Coast estates.

And the coastline itself is quieter. Scottburgh Main Beach, Pennington and Park Rynie hold Blue Flag status. Aliwal Shoal lies offshore at Umkomaas inside a Marine Protected Area formally declared in 2019. The Renishaw farm carries over 40 km of purpose-built walking and mountain-bike trails.

Which should you choose?

Choose the North Coast if you fly often, want a completed estate with a proven resale market, and value amenity maturity over plot size.

Choose the Mid South Coast if you want more land for the money, are comfortable buying into an estate that is still being built, and want a farm or coastal landscape rather than a golf-and-marina one. If that is the direction you are leaning, the Restilridge purchase page sets out the three ways in.

Neither answer is wrong. They are answers to different questions.
